Value Range Pricing, Benefit or Curse?

Trulia Voices just emailed me asking me to answer a buyer’s question about value range pricing.   I though it my be beneficial to share my answer with my Escondido real estate buyers.  My answer is as follows:

You don’t want to get caught up in whether you like ranges, fixed prices, etc.  Escondido homes for sale sell for “fair market value.” Fair market value  is what a willing Escondido buyer will pay and a willing Escondido seller will sell for.  It may be above the price range, below the price range or just right in the middle.

Our company, Prudential California Realty, started the concept in the US of pricing homes in ranges.   That must have been about 15 or so years ago.  We called in Value Range Marketing and it was a very controversial step in the San Diego real estate community.  It was just an attempt to get homes exposed to the most amount of buyers, especially through our mls system.  It worked great.  Prudential California Realty grew quickly from a small company to the largest company in San Diego County in sales for the last 10 years in a row according to the San Diego Business Journal.

So, how do you as a buyer know what to pay and what to offer for a Escondido home for sale.   Start by going to Google and use the keyword “Escondido homes.”  Read through and pick an Escondido Realtor out of the first 10 Realtors.  Talk to some of them.  Select ONE.  Your North County Realtor will be able to use his experience to help you know exactly what to offer whether the home is priced as a fixed price or whether it is in a value range.
