Oceanside Homes:  The median list price in OCEANSIDE, CA this week is $349,000. The 663 properties have been on the market for an average of 127 days.  The market has shown some evidence of slowing recently. Both prices and inventory levels are relatively unchanged in recent weeks.  See current listings of Oceanside homes.

Carlsbad Homes:  The median list price in CARLSBAD, CA this week is $739,000. With inventory trending up but days-on-market trending down conditions do not seem to have strong up or down pull.  Inventory levels have been relatively consistent relative to sales.  Despite the fact that there is a relatively high amount of available inventory, this Buyer’s market is still seeing prices move higher. If the market cools off further, the price trend is likely to reverse.  See current listings of South Carlsbad homes.

Encinitas Homes:  The median list price in ENCINITAS, CA this week is $984,000. With inventory trending up but days-on-market trending down conditions do not seem to have strong up or down pull. The market has shown some evidence of slowing recently. Both prices and inventory levels are relatively unchanged in recent weeks.  See current listings of Encinitas homes.

Vista Homes: The median list price in VISTA, CA this week is $339,000. The 378 properties have been on the market for an average of 127 days.  Vista home sales have been exceeding new inventory for several weeks. Since this is a Buyer’s market prices are not yet moving higher as excess inventory is consumed. However, as the supply and demand trends continue, the market moves into the Seller’s zone, and we are likely to see upward pressure on pricing.  See current listings of Vista homes.

San Marcos Homes: The median list price in SAN MARCOS, CA this week is $412,500. The 334 properties have been on the market for an average of 124 days.  San Marcos home sales have been exceeding new San Marcosinventory for several weeks.  Since this is a Buyer’s market, prices are not yet moving higher as excess inventory is consumed. However, as the supply and demand trends continue we are likely to see upward pressure on pricing.

Escondido Homes: The median list price in ESCONDIDO, CA this week is $356,500. The Escondido home market has settled in at a relative stasis in inventory and sales conditions. It’s a Buyer’s market that has seen prices trend lower. Expect that consistent up trends in demand will be required before price trends change significantly.  See current listings of Southwest Escondido homes.

Memorial Day – Escondido Homes – BBQ Safety

May 31, 2010Memorial Day this year is May 31st.  Memorial Day is the day we remember those that have died serving in our Country and was declared a Federal Holiday in 1971.  We are especially respectful here in San Diego because of the large number of military personnel.

With Memorial Day coming up soon and the great weather we expect, many of us will be out in our back yards with family and firing up the BBQ.  It is a great way to start summer, but the followings tips can help us be safe.  Follow these tips to protect our Escondido homes and our families.

  1. Follow the directions in you grill manufactures safety manual about the right placement of the grill.
  2. Always know where your fire extinguisher is located.
  3. Never squirt lighter fluid directly into an open flame.  The flame can flashback along the fuel path  to the container and to your hands.
  4. If it is a gas grill, always lite the grill with the lid up.    Make sure there are no gas smells.
  5. Regularly clean your grill to eliminate grease build up to control flare-ups.
  6. If it is a gas grill, inspect your grill to make sure the gas flow is not obstructed.  If LP gas, make sure the bottle has gas.

By taking a few simple steps you can keep your Escondido home safe and prevent anyone from getting hurt.  Have a great Memorial Day, and if you need  any Escondido real estate help this Spring-Summer, contact Gary Harmon, your Escondido Realtor.

7.2 Earthquake – How to be Ready

Escondido HomeEverywhere in the Escondido real estate area may be susceptible to damage from an earthquake, maybe even a bigger one than hit this Easter. We all need to be ready. Here are some of the things we can do.

  1. Identify earthquake hazards in your Escondido home. Secure everything around your Escondido property that might fall and hurt someone. This is easily done if you secure items as you buy them. For example, when I bought my big screen television, I secured it to the wall of my Escondido home with a safety wire. If you are starting from scratch, buy a stud finder at a North County Home Depot or Lowes and use it to find the proper studs. Of course, the water heater in the garage must have straps.
  2. Create a disaster plan. Talk with each one in your family and plan what to do in case of an earthquake. Have a meeting place outside of your Escondido home, but close by so everyone can be quickly accounted for. Learn basic first aid if possible. Have a place away from your Escondido property you can call, preferably out of state. The out of state phone lines won’t be as crowded. Learn how to deal with a lack of utilities and basic services. Also, expect aftershocks.
  3. Make up some disaster supplies kits. These kits would be useful in any type of emergency. Everyone in your North County home should have one. It is a good idea to have one at home, school, work, etc. You should have a large kit for your home that would last everyone three days to a week. These kits should contain food, water, clothes, and sanitary supplies. Your San Diego Red Cross sells kits and also has tips on what to put in the kits if you make your own.
  4. Have your Escondido property checked to identify any weaknesses. There are common issues that a home inspector will know that could help your North County home be stronger. If you just purchase a North County home, your Escondido real estate inspector will have made sure you had earthquake straps.
  5. During an Earthquake you should drop, cover and hold on. Drop to the floor, take cover under a strong table or desk, and hold on firmly. If there are no tables close by, drop to the floor next to an interior wall of your Escondido home.
  6. After the quake, check everything for damages or injuries. Always be calm and take care of yourself first so you will be available to help others. When you are sure you are safe, then you can start helping others. You need to know how to turn off leaking gas, water, or electricity if necessary.
  7. When you know you are safe, you can continue to follow your disaster plan. Stay away from the coast if there is any possibility of a tsunami. Listen to your battery powered radio for any emergency instructions. The station would be 600 AM . Call your out of area contact and let them know you are OK.    Escondido real estate information, call Gary Harmon, a top Escondido Realtor.
