Carlsbad Sign

Today at 5:30 the Carlsbad Chamber of Commerce will dedicate and lite the new Carlsbad archway sign.  The design of this sign has been modeled after a sign that was built near the site in the 1930s.   The sign and supporting arch truss system is over 82 feet long and crosses Carlsbad Boulevard at the intersection of Carlsbad Village Drive.  The actual sign area is 31 feet long and 5 feet and 5 inches tall.  It features the “Carlsbad” name on both sides in bold, white letters on a dark blue background.  It is stunning.  The sign should be enjoyed by current and future residence as well as thousands of visitors.

The Carlsbad sign was made possible by hard work by the Chamber and a large contribution by TaylorMade Golf Company.

San Diego North County Conditions & Market Statistics – February 2012

For the first week of February, here is the San Diego North County market conditions and statistics for Carlsbad, Oceanside, San Marcos, Vista, Encinitas, and Escondido.  On this blog, you can also click on the blue tab at the top of the home page that says “Market Statistics” to always get up to date market information on the communities I serve.

  • The median list price of Carlsbad Homes for Sale this week in February is $629,500. The 369 Carlsbad properties have been on the market for an average of 147 days.  The Carlsbad housing market has shown some evidence of slowing recently. Both prices and Carlsbad home inventory levels are relatively unchanged in recent weeks.
  • The median list price Of Oceanside homes for sale this week in February is $325,000. The 470 Oceanside homes have been on the market for an average of 133 days.  Oceanside homes inventory has been lightening lately, though days-on-market is increasing, these are mildly positive indications for the Oceanside housing market.
  • The median list price of Escondido homes for sale this week is $299,000.  Inventory of Escondido homes and days-on-market are climbing. The trends imply a weakening Escondido real estate market.
  • The median list price of Vista CA homes for sale this week in February is $329,450. The 256 properties have been on the market for an average of 134 days.  Vista homes inventory days-on-market is trending higher.
  • The median list price of Encinitas homes for sale this week in February is $850,000. The 151 properties have been on the market for an average of 140 days. Encinitas homes inventory has been lightening lately and days-on-market is increasing.

Vista Statistics:  The median list price in Vista CA homes for sale this week is $339,900.

San Marcos Statistics:  The median list price of San Marcos CA homes for sale this week is $424,500. Inventory has been lightening lately. Though days-on-market is increasing, these are mildly positive indications for the market. San Marcos home sales have been exceeding new inventory for several weeks.

Escondido Statistics:  The median list price of Escondido homes for sale is $351,900. Inventory has been lightening lately.  Escondido home sales have been exceeding new inventory for several weeks.

Encinitas Statistics:  The median list price of Encinitas homes for sale is $949,950. Encinitas home sales have been exceeding new inventory for several weeks. Since this is a Buyer’s market prices are not yet moving higher as excess inventory is consumed. However, as the supply and demand trends continue we are
likely to see upward pressure on pricing.

MAXIMIZE the Chance of Selling Carlsbad Homes

According to the National Association of Realtors over 87% of all Carlsbad home buyers start their search on the Internet. Writing a Real Estate Purchase Offer

Make Your Offer a Win – Win

Once you have looked at Carlsbad homes for sale and found the Carlsbad home of your dreams, writing the offer becomes very important.  You don’t want to pay too much, but you want to be successful in buying that Carlsbad real estate.  It is time to set contact Gary Harmon, your Real Living Lifestyles real estate agent and write the purchase offer.

Most things are negotiable in the offer, but in San DiegoNorth County there is a standard to follow on most items.  A good rule of thumb, using an old clicke, is to make any offer a win-win for everyone.  Your Realtor will know how to advise you.

Keep Your Offer Simple

Keep the purchase offer on the Carlsbad home for sale as simple as possible.  For example, don’t ask for closing cost back unless you need the cash.  Carlsbad sellers will only be looking at the net price.  Don’t ask for repairs up front.  You can handle those later in the request for repairs.  Structure you offer to keep things simple and clear for everyone to understand.  If there are any items of personal property you are requesting that don’t normally come with the home, do them separately after you have an acceptance on the home.  Don’t forget the big picture which is to buy your Carlsbad home, not to get a good deal on a refrigerator, etc.

Don’t Sweat the Small Stuff

Focus only on what is important.  The first important thing is the sales price.  Your Carlsbad Realtor, Gary Harmon, can provide you with comps of other Carlsbad homes to help you pick the right offer price.  In this current Carlsbad real estate market, homes are selling at or above listing price.  Many times you won’t get a counter offer, so put your best foot forward.  The deposit, usually at least one percent of the purchase price, is the next important item.  How long  an escrow will you need?   It takes at least 30-45 days to get all the loan details worked out.  Other items to consider are who pays escrow, title, and other closing cost.  Ask your Realtor, Gary Harmon, what is customary in the Carlsbad area.

The median Carlsbad Homes (zip 92008) value in June 2011 is $563,100. The median value for San Diego North County homes for the same period is $388,700. We love our weather here in San Diego and we pay dearly for it. The National median home value is only $175,100. Carlsbad home appreciation has decreased by -2.5% with San Diego County homes being about the same. Nationally, homes have gone down in the same period by -3.2%. See the chart below for a ten year average of median Carlsbad homes values and how they stack up against the City, County and the Nation. The median list price for CARLSBAD homes for sale this week in July is $722,250. Carlsbad home sales have been exceeding new inventory for several weeks.  However because of excess inventory, prices have not yet stopped falling.

Oceanside homes for sale

 The median list price of OCEANSIDE homes for sale this week in July is $351,450.  Oceanside home sales have been exceeding new inventory for several weeks.  Since this is a Buyer’s market prices are not yet moving higher as excess Oceanside home inventory is consumed.

Vista CA homes for sale

 The median list price in VISTA, CA this week is $339,000. Vista CA Home sales have been exceeding new inventory for several weeks.  Since this is a Buyer’s market prices are not yet moving higher as excess inventory is consumed. 

Escondido homes for sale

 The median list price ofn ESCONDIDO homes for sale this week is $359,000. The market has shown some evidence of slowing recently. Both prices and Escondido homes inventory levels are relatively unchanged in recent weeks.

Waters End – Carlsbad Homes for Sale

There are many great areas of Carlsbad Homes for Sale, but if you want to live near the ocean,  Waters End is a favorite.  Waters End is just off Interstate 5, along Avenida Encinas,  just North of Poinsettia.  If you are a commuter, Waters End Carlsbad is located very near The Coaster train Poinsettia Station.

When the growth moratorium was lifted by the City of Carlsbad in the late 1980s developers looked to South Carlsbad as an unpolished coastal jewel.  Nestled between the Batiquitos Lagoon and the Pacific Ocean, costal South Carlsbad offered newer, upscale evelopments in a convenient beach-close arrangement like the master-planned community of Waters End.

Waters End is a gated community with two main gates.  The areas around the entrance are landscaped with lush tropical landscaping.  The community has a larged fenced swimming pool and spa.  Just to the west of the pool is a large grass play area complete with basketball court, tennis court, tot play lot with slide, and picnic tables.  Since Waters End is gated, you will need a top CarlsbadRealtor to show you around.  I would be happy to meet you anytime.  My Prudential California Realty Carlsbad office is just blocks away.

Other nearby sea side communities are Hanover Beach Colony and Poinsettia Cove which offer several selections of beach residences that get you as close as you can to the sand in South Carlsbad.

Carlsbad is a picturesque beach side community about 34 miles north of San Diego and just north of Encinitas.  Its downtown runs along the ocean and is just north of the popular Carlsbad State Beach, perfect  for Carlsbad ocean view homes. Where Kids Are Worth a Million

This week in our Prudential California Realty office meeting, we had a spokesman from the Carlsbad Educational Foundation.  I was very impressed at the work they do in our community and wanted to share it with you. 

Since 1983, the Carlsbad Educational Foundation has been working hard as an independent non-profit organization with one mission-to raise private support for public school programs in the Carlsbad Unified School District.  In the upcoming school year, the Carlsbad Educational Foundation will be funding nearly half a million dollars towards student programs through the generous support of corporations, foundation grants, special events, and individuals like you!

DID YOU KNOW?

Every dollar you give to the Carlsbad Educational Foundation goes to support local students! Our Kids’ Care and Enrichment Programs generate the revenue to cover our operating expenses so every donation can impact local students.

In addition to funding great programs across the school district, the Foundation operates the Kids’ Care childcare program at each elementary school. This high-quality, onsite, licensed childcare program ensures that working parents have a safe and affordable learning environment for their children throughout the year from 7 am to 6:25 pm.

The Carlsbad Educational Foundation also operates an annual Summer Enrichment Program each June and July—offering more than two dozen half-day enrichment programs designed specifically to inspire and teach students ages 5 to 14 in the areas of science, music, technology, and the arts.
