Five Distinct Communities

In 1986, Encinitas incorporated five distinct communities into what is now considered the Encinitas real estate area.  These five communities are Old Encinitas, New Encinitas, Leucadia, Cardiff-by-the-Sea, and Olivenhain.

Old Encinitas and the Downtown Area

Old Encinitas is a small beachside community, a sleepy surfer town with a small town atmosphere.  It has that laid-back feel, lots of surf shops, antique stores, gift stores, and a variety of places to eat.   It is home to tri-athletes and surfers who train here and business professionals that want to live and work in a place that is very unique but a little different.  Encinitas homes for sale in Old Encinitas range from quaint cottages to expensive Encinitas ocean view homes. Many Encinitas whitewater view homes are remodeled homes that still maintain that beachside character and charm. 

Encinitas

The New Encinitas real estate area is east of Interstate 5 and consist of large, expensive, tract developments.  This area has a safe, suburban lifestyle and comes complete with golf courses, upscale shopping centers, and highly rated schools.

Leucadia

Leucadia is an old-fashioned beach town that ranks as the top beach community on the California coast for surfing.  It has a downtown of tree lined streets, art galleries, unique stores, restaurants, and a mix on Encinitas homes.  Surfing and biking are popular sports in this area. Leucadia which means “sheltered paradise” aptly describes this town of just over 6,000 residents.

Cardiff-by-the-Sea

Cardiff-by-the-Sea homes are the southern most oceanfront beach community in the Encinitas real estate area.  It is tucked between Encinitas and Solana Beach.  It has the Pacific Ocean on the west, Encinitas on the north and east, and a a beach and San Elijo lagoon on the south.  It has under 12,000 residents.  This beachfront community enjoys unique costal living and consist mostly of single family Encinitas homes.  
 

Olivenhein

The last community, which is nestled in the coastal foothills between La Costa and Rancho Santa Fe is the eastern inland community of Olivenhain.  Olivenhain derives its name from German for “olive grove.” Encinitas homes for sale in this area are mostly large, single family estate Olivenhain homes on larger lots.   See Current Real Estate Listings of Olivenhain Homes.
