The median Oceanside homes (zip 92008) value in June 2011 is $347,700.   The median value for San Diego North County homes for the same period is $388,700. We love our weather here in San Diego and we pay dearly for it. The National median home value is only $175,100. Oceanside home appreciation has decreased by -2.3% with San Diego County homes being about the same. Nationally, homes have gone down in the same period by -3.2%. ADVANTAGES OF BUYING A NEW SAN DIEGO HOME

In this tough economic atmosphere, the prospects of getting a great deal may lure your San Diego clients toward buying a short sale or REO.  But while up-front costs may seem lower on an REO or short-sale, Carlsbad and Oceanside buyers often end up paying in other ways.  Below the photo are five advantages of buying a new Carlsbad home, Oceanside home, or other San Diego North County home:

1. NO REPAIRS. With a short sale or REO, the previous owner may have stopped maintaining their Oceanside or Carlsbad property. That means your client could end up with expensive repair bills. But new Carlsbad home purchases often include builder warranties for workmanship, materials, and structural problems to help protect your client against large out-of-pocket repair expenses.

2. NO SURPRISES. With a new Carlsbad or Oceanside home, what you see is what you get. With an REO or short sale, what you might not see is what you get. New San Diego North County home purchases often come with many disclosures from the seller, though in reality, very little may actually need to be disclosed. For REO transactions, not only is the bank exempt from some of the disclosure requirements for sellers under California law, but the previous homeowner may be long gone.

3. GUARANTEED QUALITY. New San Diego North County homes are usually built with modern conveniences and energy-efficient technology. They may also come with warranties for craftsmanship, appliances and more, to give the buyer peace of mind. Short sale and REO properties may not come with warranties or upgrades and may not be available for inspection prior to purchase, so your client could be in for some expensive surprises after purchase.

4. FRIENDLIER FINANCING San Diego homebuilders often have relationships with lenders that help North County buyers obtain financing for new Carlsbad homes or Oceanside homes with relative ease. For short sales and REOs, the property may have a lower price tag, but some buyers may run into difficulty getting financing.

5. SHORTER PURCHASE PROCESS. North County homebuilders usually have homes available for immediate occupancy or on a move-in schedule that’s convenient for your clients. Are San Diego County Short Sales Increasing?

Short sales – transactions where the sale price fell short of what was owed on the property – made up an estimated 18.9 percent of resales last month. That was up from an estimated 18.7 percent in January, 17.6 percent a year earlier, and 11.2 percent two years ago.

The short sale option provides a way for financially distressed San Diego North County sellers to prevent foreclosure.   But, what exactly is a short sale?  See answer below.

A short sale is an agreement in which the mortgage lenders or other lien holders agree to accept a payoff on the loan for less than the current balance. Many lenders agree to a short sale because they receive more of the loan balance in comparison to the amount from selling the North County home under foreclosure. The short sale process also aids in maintaining San Diego North County homes values in the community and helps the seller maintain better credit compared to foreclosure. In most instances, homeowners considering a short sale must meet specific criteria to qualify.

Median List Price of Oceanside Properties

The median list price of Oceanside homes this week is $349,900.  The 635 Oceanside properties have been on the market for an average of 122 days.  Oceanside homes for sale inventory has been tightening, but days-on-market and the Market Action Index have been basically unchanged, not providing strong indication for market conditions.

The Oceanside home market has shown some evidence of slowing recently. Both prices and inventory levels are relatively unchanged in recent weeks. Watch the Market Action Index for changes as it can be a leading indicator for price changes.

The Market Action Index answers the question “How’s the Market?” by measuring
the current rate of sale versus the amount of the inventory. Index above 30
implies a seller’s advantage. Below 30, conditions give the advantage to the
buyer. Ocean Hills Country Club Real Estate History

The History of Ocean Hills Country Club real estate started in 1982.  Word spread that an over 55 (55+) retirement community was being built in South Oceanside.  Leisure Technology was taking reservations for the Oceanside homes for sale that were soon to be built.  Potential Ocean Hills Country Club buyers (then called Leisure Village) began to arrive.  Many San Diego North County buyers began to make reservations for the Ocean Hills homes, sight unseen.

In April 1984, the first of the Ocean Hills Country Club homes were completed and the first move-in took place. Soon many more people began to move into the homes on Cordoba Way.

There were many problems, but the new residents were determined to make things work.  They could already tell that Ocean Hills was going to be a great place to live.   By fall the front gate was operational, the RV storage was ready, and most things started to fall into place.  Soon the executive golf course opened and cable TV became a reality.

The design of Ocean Hills Country Club was to respond to the lifestyles that active retirees desired.  People wanted to get out and walk, talk to neighbors, and take part in community activity.  High density helps to achieve this feeling as well as to reduce the cost of housing.

Initial Ocean Hills Country Club homes ranged from 871 esf to 1819 esf.  They were priced from $90,000 to $225,000.  The homes all had a white stucco exterior and a red tile roof in keeping with a Mediterranean and Aegean motif.  Ocean Hills was designed around the clubhouse, the designated center off all activities.  The clubhouse was made to resemble an elegant resort where residents would gather to relax and enjoy great company and the many activities offered.

For the following 6 to 8 years Ocean Hills Country Club homes sold well.

In 1992 came an economic downturn and Leisure Tech was bankrupt.  MSK, a small housing developer, purchased the adjacent acreage for 19 homes, and using the Leisure Tech plans, completed the street.  It took three more years to complete thirteen unfinished houses sold to Kaufman and Broad.  Ryland then completed the remaining 234 homes on the outer rim, and by November of 1998, Ocean Hills Country Club real estate area was fully developed.

This Week in Oceanside

The median list price in Oceanside homes for sale this week is $363,000.  The Oceanside homes inventory and the days on the market are both increasing.  The improving Market Action Index (see graph) implies some increased sales demand may temper the negative trends.

Supply and Demand of Oceanside Homes

Oceanside home sales have been exceeding the new Oceanside homes inventory for the last few weeks.  Because of excess Oceanside home inventory, the prices have not yet stopped going down.  Should the sales trend continue, expect prices to level off soon and potentially to resume their climb from there.  Watch Oceanside home prices as the market transitions from a North County buyer’s market to a North County Seller’s market.

Oceanside Homes for Sale Prices

This week prices of Oceanside homes for sale bumped up a bit but the trend of recent weeks was generally in a downward direction.  An increase in demand will be reflected in the Market Action Index.  Watch the chart in future post to try to identify a change in the market.
