Are San Diego County Short Sales Increasing?

Short sales – transactions where the sale price fell short of what was owed on the property – made up an estimated 18.9 percent of resales last month. That was up from an estimated 18.7 percent in January, 17.6 percent a year earlier, and 11.2 percent two years ago.

The short sale option provides a way for financially distressed San Diego North County sellers to prevent foreclosure.   But, what exactly is a short sale?  See answer below.

A short sale is an agreement in which the mortgage lenders or other lien holders agree to accept a payoff on the loan for less than the current balance. Many lenders agree to a short sale because they receive more of the loan balance in comparison to the amount from selling the North County home under foreclosure. The short sale process also aids in maintaining San Diego North County homes values in the community and helps the seller maintain better credit compared to foreclosure. In most instances, homeowners considering a short sale must meet specific criteria to qualify.

A short sale is not a typical real estate transaction, San Diego North County  home owners should consult a tax expert, obtain advice from an attorney and hire a qualified and experienced Prudential California Realty Realtor® like Gary Harmon.  Gary can help guide you through the process and act as a liaison between all the parties involved.

If you think a short sale might work for you, contact Gary Harmon.  Gary Harmon has completed Prudential’s short sale training program and has been certified as a “Short Sale Specialist.”  To learn more about “short sales” check out these instructional short sale  videos.

Energy Savings for Encinitas Homes

Do your clients know that more than 70% of the energy used in our Encinitas homes is for appliances, refrigeration, space heating, cooling, and water heating? Replacing old appliances and equipment with those that are ENERGY STAR labeled can help Encinitas home owners save significantly on their utility bills. Each state has selected its own set of ENERGY STAR qualified products to rebate, based on the Department of Energy list of recommended appliances:

– Central air conditioners
– Clothes washers

To encourage San Diego North County customers to buy energy efficient products, ENERGY STAR partners occasionally sponsor special offers, such as sales tax exemptions or credits, or rebates on qualified products.  Here is a list of different products you might consider swapping out for ENERGY STAR products in order to earn a rebate in your specific region (Check with SDG&E to see what qualifies for  Encinitas homes.):

Are you thinking about selling your Encinitas home? In this competitive San Diego North County real estate market, it’s more important than ever to set your Encinitas home apart from the competition. Staging can range from a simple consultation with sellers to coordinating a project that includes color analysis, editing, furniture arrangement and accessorizing. If you are interested in staging your Encinitas home to sell fast, contact Gary Harmon, your Encinitas Realtor. We work with professional staging companies that will insure you home always looks its very best.

Advice for Encinitas Home Sellers

Even though the Encinitas real estate market is much improved, now is not the time to slack off on presentation. The cleanest, most up-to-date Encinitas homes in the best condition and repair will always sell for more money than comparable Encinitas homes in less perfect shape. In the conforming loan range, be prepared for multiple offers, but don’t try to anticipate the Encinitas real estate market by raising the asking price beyond what can be supported by local market comparable sales. Remember, lenders, such as HomeServices Lending, are cautious and may decline your loan if they can’t justify your asking price. That will waste precious marketing time — and hurt your pricing if you end up having to put your Encinitas home back on the market because your deal fell through.

To sell your Encinitas home for the most money and in the least amount of time, list your Encinitas home with Gary Harmon, your Encinitas Realtor. See the months of Encinitas home inventory by price range below. Click on the graph to enlarge.
