If you are wondering what will be the hottest real estate markets in the next 18 months, I will share with you CNNMoney’s opinion.  Sorry to say that San Diego real estate and North County real estate were not included.  In fact, only one California city was mentioned, Madera, California.  Even though local markets are not in the list, we know that San Diego North County real estate inventory is very low and decreasing.  This should start to cause our home prices to increase.  Waiting on the bottom of the San Diego home market, better get on board.

The 10 cities in which home values may rise fastest are :

  1. Madera,  California (Forecasted 21.5% gain through 2013)
  2. Medford,  Oregon (Forecasted 21.5% gain through 2013)
  3. Yuma,  Arizona (Forecasted 21.5% gain through 2013)
  4. Corvallis,  Oregon (Forecasted 21.5% gain through 2013)
  5. Eugene, Oregon (Forecasted 21.5% gain through 2013)
  6. Olympia, Washington (Forecasted 21.5% gain through 2013)
  7. Boise, Idaho (Forecasted 21.5% gain through 2013)
  8. Billings, Montana (Forecasted 21.5% gain through 2013)
  9. Lewiston, Idaho (Forecasted 21.5% gain through 2013)
  10. Sante Fe, New Mexico (Forecasted 21.5% gain through 2013)

  • The median price for all homes in the San DiegoNorth County real estate area went down by 4.63% in October 2010 to $377,500.
  •  The median priced of a San Diego North County single family detached home decreased 2.29 percent from $475,000 in September 2010 to $465,000 in October 2010.
  • Year-over median SFD price in San Diego North County increased 8.14% from $430,000 in October 2009.
  • Median days on market for North San Diego County SFD homes remained at 52 days in October 2010.
  • There were 4,596 active and contingent SFD listings in North San Diego County ending October 2010, a decrease of 3.73 percent from September 2010.

The header photograph on this blog was courtesy of Kyle Cannon Photography.  I ran across Kyle’s work a couple of years when I was developing my main website: www.HomeInfoSanDiego.com.  I appreciate Kyle’s willingness to allow me to use some of his great photos.  I would also like to introduce him to you. 

Kyle Cannon was born and raised San Diego North County in Valley Center, just north of Escondido.  He migrated toward the coast after high school.  Kyle now lives in Carlsbad and attends Cal State San Marcos where he is working on earning a degree in Mass Media.  Kyle Cannon loves to work with video and photography.  He has a strong background in action sports and loves to capture the priceless moments they have to offer. He took one film photography class in high school, and has been hooked ever since. 

Kyle has spent the past 4 years teaching himself the techniques of digital photography and how to use Adobe Photoshop CS3.  He hopes to work in the commercial photography world some day.  Kyle’s goal is also to be involved with designing different types of print and film advertisements.  In his spare time, he loves to to surf and to hit the water at least once a day.  Kyle Cannon loves taking a quick drive to downtown San Diego with his camera and tripod so he can capture a beautiful sunset or the night lights of the city. He considers himself to be very fortunate to live in beautiful place like the San Diego North County real estate area.  His future plans are to build a career here and to live in fantastic San Diego.

First-Time Home Buyers – HomeInfoSanDiego.com

National Association of Realtors Survey

According to a National Association of Realtors survey of buyers and sellers, first-time homebuyers accounted for half of all home sales from July 2009 through June 2010.  That’s the highest share of first-time-buyer purchases in the history of the survey.  This large number of first-time home buyers was due to the generous incentives offered by both Federal and State Governments.  The survey dates back to 1981.

The typical first-time buyer was 30 years old (compared to a median 49 years old for repeat buyers and 39 years old  for all buyers) and planned to stay in their home for a median of 10 years. Repeat buyers planned to stay for 15 years. Typical sellers had remained in their previous home for eight years.

87% of home buyers started on the Internet

Almost half (48 percent) of buyers found their agent through a referral from a friend, relative, or neighbor; the next highest percentage, 10 percent, used a website.  According to the National Association of Realtors, over 87% of home buyers started their seach for a home on the Internet.

The most valuable website feature for San Diego North County buyers was the presence of photos: 85 percent said they found photos “very useful.” Detailed property information was very useful for 83 percent and virtual tours were very useful for 61 percent.  That is why this blog, www.GaryHarmon.com and my main website, www.HomeInfoSanDiego.com, offer a plethora of great photos.
