The July 2011 HomeDex™ Report provides June 2011 San Diego housing statistics.   Information in this report is used by permission from the North San Diego County Association of Realtors®  (NSDCAR).   Gary Harmon, your Real Living Lifestyles  Realtor, has been a member of NSDCAR for over 20 years.
 
• The median price for all San Diego North County home sales – attached and detached – increased from $380,000 in May 2011 to $386,225 in June 2011.
• San Diego detached homes in North County declined 2.17 percent from $460,000 in May 2011 to $450,000 in June 2011; monthly median prices have fluctuated up and down since January 2011. Year-over median SFD price in North San Diego County homes decreased 6.25 percent from $479,975 in June 2010. This was the largest price fall during a five month trend of year-over price declines.
• The San Diego County median SFD remained steady with a slight 0.53 percent decline, from $380,000 in May 2011 to $378,000 in June 2011, after a 1.3 percent increase last month. Year-over median price decreased about 6.67 percent from June 2010.
• The number of North San Diego homes listings (active and contingent) increased about one percent from May 2011 to June 2011; continuing a trend of monthly increases in listings since January 2011. Listings increased 5.47 percent year-over from June 2010.
• The number of sold North San Diego County SFD units increased 12.25 percent from May 2011 to June 2011, the fourth monthly increase this year.
• Median days-on-market for single-family detached homes in North County increased from 47 days in May 2011 to 49 days in June 2011.

 The median price for all North County home sales – attached and detached – remained constant from last month at $380,000 in May 2011.

  •  Detached homes in North County rose slightly by 2.22 percent from $450,000 in April 2011 to $460,000 in May 2011.  Median price has moved up and down monthly this year, with no sustained positive or negative trend. However, year-over median SFD price of San Diego North County homes decreased 3.46 percent from $476,500 in May 2010, continuing a four month trend of year-over price declines (following an 18-month trend of increases in median price).
  •  The number of SFD listings (active and contingent) increased 3.40 percent in May 2011 from April 2011; listings have increased during each month of 2011. Listings were up 9.27 percent year-over from May 2010.
  •  The number of sold North San Diego County homes SFD units decreased 6.7 percent in May 2011 from April 2011, following three months of increases.
  • Median days-on-market for single-family detached homes in North County decreased to 47 days in May 2011 from 50 days in April 2011, the lowest level this year.

Current Real Estate Listings of San Marcos Homes for Sale

The median San Marcos Homes value in June 2011 is $389,900.  The median value for San Diego North County homes  for the same period is $388,700.  We love our weather here in San Diego and we pay dearly for it.  The National median home value is only $175,100.   San Marcos home appreciation has decreased by -2.4%  with San Diego County homes being about the same.    Nationally, homes have gone down in the same period by -3.2%.   See the chart below for a ten year average of median San Marcos homes values and how they stack up against the City, County and the Nation.  There is also a chart of  San Marcos homes appreciation for the same ten year period.

Are San Diego North County Home Prices Going Up or Down?

Carlsbad homes for sale

The median list price for CARLSBAD homes for sale this week in July is $722,250. Carlsbad home sales have been exceeding new inventory for several weeks.  However because of excess inventory, prices have not yet stopped falling.

Oceanside homes for sale

 The median list price of OCEANSIDE homes for sale this week in July is $351,450.  Oceanside home sales have been exceeding new inventory for several weeks.  Since this is a Buyer’s market prices are not yet moving higher as excess Oceanside home inventory is consumed.

Vista CA homes for sale

 The median list price in VISTA, CA this week is $339,000. Vista CA Home sales have been exceeding new inventory for several weeks.  Since this is a Buyer’s market prices are not yet moving higher as excess inventory is consumed. 

Escondido homes for sale

 The median list price ofn ESCONDIDO homes for sale this week is $359,000. The market has shown some evidence of slowing recently. Both prices and Escondido homes inventory levels are relatively unchanged in recent weeks.

San Marcos CA homes for sale

 The median list price of SAN MARCOS CA homes for sale this week in July is $430,000.  The market has shown some evidence of slowing recently. 

Encinitas homes for sale

 The median list price of Encinitas homes this week in July is $957,500. Encinitas home sales have been exceeding new inventory for several weeks.  Since this is a Buyer’s market prices are not yet moving higher as excess Encinitas homes inventory is consumed.

More Mass Transit or More Freeway Lanes?

Do you think the following article by the National Association of Realtors reflects opinions here of San Diego North County home owners?  I think not, but read it for yourself and let me know what you think North County home owners want when buying a home.   Do you think San Diego North County home owners would prefer most of our taxes going for mass transit like the Sprinter or Coaster or would we all like some more freeway lanes?

Americans favor walkable, mixed-use neighborhoods, with 56 percent of respondents preferring smart-growth communities over ones that require more driving between home, work, and recreation. That’s according to a recent study, the Community Preference Survey, from the National Association of REALTORS®.
“REALTORS® care about improving communities through smart-growth initiatives,” said NAR President Ron Phipps. “Our members don’t just sell homes, they sell neighborhoods. REALTORS® understand that different home buyers are looking for all kinds of neighborhood settings and that many home buyers want walkable, transit-accessible communities.”
Walkable communities are defined as those where shops, restaurants, and local businesses are within walking distance from homes. According to the survey, when considering a home purchase, 77 percent of respondents said they would look for neighborhoods with abundant sidewalks and other pedestrian-friendly features, and 50 percent would like to see improvements to existing public transportation rather than initiatives to build new roads and developments.
The survey also revealed that while space is important to home buyers, many are willing to sacrifice square footage for less driving. Eighty percent of those surveyed would prefer to live in a single-family, detached home as long as it didn’t require a longer commute, but nearly three out of five of those surveyed — 59 percent — would choose a smaller home if it meant a commute time of 20 minutes or less.
The survey also found community characteristics are very important to most people. When considering a home purchase, 88 percent of respondents placed more value on the quality of the neighborhood than the size of the home, and 77 percent of those surveyed want communities with high-quality schools.   Sourse is NAR, the National Association of Realtors.

Are San Diego County Short Sales Increasing?

Short sales – transactions where the sale price fell short of what was owed on the property – made up an estimated 18.9 percent of resales last month. That was up from an estimated 18.7 percent in January, 17.6 percent a year earlier, and 11.2 percent two years ago.

The short sale option provides a way for financially distressed San Diego North County sellers to prevent foreclosure.   But, what exactly is a short sale?  See answer below.

A short sale is an agreement in which the mortgage lenders or other lien holders agree to accept a payoff on the loan for less than the current balance. Many lenders agree to a short sale because they receive more of the loan balance in comparison to the amount from selling the North County home under foreclosure. The short sale process also aids in maintaining San Diego North County homes values in the community and helps the seller maintain better credit compared to foreclosure. In most instances, homeowners considering a short sale must meet specific criteria to qualify.

It is now time to enjoy San Diego’s real living lifestyles.  Whether San Diego ocean view homes or inland communities like Vista homes, San Marcos homes, or Escondido homes, the San Diego lifestyle is awaiting you.  San Diego homes offer real living at its best.  Once you have found the San Diego North County home of your dreams, writing the offer becomes very important. You don’t want to pay too much, but you want to be successful in buying that San Diego North County real estate. Keep it Simple

Keep the purchase offer on the San Diego North County home for sale as simple as possible. For example, don’t ask for closing cost back unless you need the cash. San Diego North County sellers will only be looking at the net price. Don’t ask for repairs up front. You can handle those later in the request for repairs. Structure you offer to keep things simple and clear for everyone to understand. If there are any items of personal property you are requesting that don’t normally come with the home, do them separately after you have an acceptance on the home. Don’t forget the big picture which is to buy your San Diego North County home, not to get a good deal on a refrigerator, etc.

Focus Only on What is Important

The first important thing is the sales price. In this current San Diego North County real estate market, homes are selling at or above listing price. Many times you won’t get a counter offer, so put your best foot forward. Other items to consider are who pays escrow, title, and other closing cost. Housing Affordability Still at Record High Levels

Each month the National Association of Realtors issues its “Housing Affordability Index,” which measures the ability of the average family, in a particular geographical area, to afford the average priced home for that area.
In September 2010 the national affordability index was 179.1. This means that if a family with the median income of $61,395 wanted to purchase a median-priced existing single-family home at $172,600 (with a 20% down payment of $34,520), they would have 179.1% of the qualifying income needed to purchase that home.  Of course in California, the index was lower.  For San Diego North County homes ist was about 140.  This is still great and considerably above the 2009 level.
