Ocean Hills Library

Ocean Hills Country Club Library Association

As you enter the 27,000 square foot Ocean Hills Clubhouse, the Ocean Hills Library is the beautiful room on the left.  The room was dedicated in 1984.  It has been said the cabinets were purchased from a French Apothecary shop.  There are over 30 Ocean Hills residents that volunteer to work two days a month to run the library.   There are many advantages to being a library member.  You can request the purchase of a book.  If there are several request for the same book, the book purchaser will buy the book. 

History of Ocean Hills Library

The Ocean Hills library started with just donated books.  Then, there were fund-raisers to finance book purchases.  Now the library has dues that help make the liabrary self-sufficient.  The dues are $12 a year.  All of the money collected by dues goes back to make purchases of books and supplies for the library.  In 1990, books on tape, were added to the best sellers bought each month.  Many Ocean Hills Country Club residents donate books and magazines to help control cost. 

Ocean Hills Library Association

 The purpose of the Ocean Hills Library Association is to buy books and tapes and to staff the Ocean HIlls library each day of the week, either mornings or afternoons.  Members are all allowed to reserve books, request books to be purchased, and check out books for two weeks. Members are allowed two books at a time. They may also take two books either on tape or CD’s. The Ocean Hills Library Association Board meets on the second Tuesday of the month at 1 pm in the Art Room. Members may visit if they wish. The Library Association purchases about 20 books, 5 tapes, and 2 large print books each month. Circulation each month averages 500 books and 100 tapes. Donations of recent books in either hard cover or paperbacks are welcome at all times. Books which the Ocean Hills Library cannot use are donated to other organizations such as local libraries in Oceanside, Vista, Carlsbad, Camp Pendleton, and schools. Magazines are sent to hospitals for their waiting rooms.

Reverse Purchase Mortgage – Ocean Hills Homes

This will be tough to do as  I estimate the proceeds from their sale to only be around $200,000.  I contact Ken Keranen of HomeServices Lending to see what type of program is available.
 
My clients have found a home in Ocean Hills Country Club they really like for $450,000 (3 yrs ago $600k).  We all sit down and run the numbers on this home using a Reverse Mortgage Purchase.   Here is what we came up with:

My clients takes $187,200 of the $200,000 from the sale of their old home combined with the $262,000 reverse mortgage proceeds from Wells Fargo to purchase the new home for $450,000 and will never have any monthly mortgage payments as long as they live in the home!

Appraisal vs Home Inspection – Ocean Hills Home Purchase

When purchasing an Ocean Hills Country Club home, you will need both a property appraisal and a property inspection.  You will also need to do this when refinancing your Oceanside home. Not only should buyers complete an appraisal for their own benefit to make sure they are getting the best deal possible on their new Ocean Hills home, it is the only valuation report most banks will consider when deciding whether or not to lend the money.

Appraisal

Appraisers are certified, California state-licensed professionals who have no personal stake in the worth of a property. Prudential California real estate agents who put a Ocean Hills  house on the market will often complete a Comparative Market Analysis, or CMA, before pricing the Oceanside home, but this is not the same as a full appraisal, although experienced professionals’ value estimates may come close to the appraisal. The lender may use their own appraiser, or if they let you select the appraiser, the appraisal may be subject to review.

Appraisals typically include details about the Ocean Hills Country Club property and side by side comparisons of a few similar Ocean Hills properties; an evaluation of market in your area, notes on issues the appraiser believes may negatively affect the property value or are serious flaws, and an estimate of the average sales time for the property.

There are two types of appraisals: the sales comparison approach, in which the appraiser determines your Ocean Hills property’s value by comparing it to similar Oceanside  properties, and the cost approach, in which the appraiser estimates how much it would cost to replace the structure. The second is more common for newer homes, while the former is more frequently used for older Oceanside homes.

Home Inspection

It is important to note that an appraisal is not a home inspection on the Ocean Hills Country Club home you plan to buy. An inspection is designed to find any problems that may prove costly for the owner of the property and involves testing appliances, heating and air conditioning, making sure the plumbing and wiring are up to code and other tasks. The appraisal will not check for these and thus cannot tell you whether many parts of the Ocean Hills home are in good condition.  Your Realtor, Gary Harmon, will suggest the names of a number of proven home inspectors that you can call.  The home ispection will usually last about 3 hours.  After the home inspection, you will receive a lengthy report.  You will then discuss the report with your Realtor and generate a “Request for Repairs.”

There was a recent project on aging at UCSD, which studied 2000 seniors right here in San Diego County.  It concluded that optimism, and the positive effects it has on brain health, is much more important to aging successfully than even physical infirmities.  Positive attitude gives 55+ seniors the resilience to stay engaged in a meaningful way and promote senior brain health.  Healthy brain development takes effort.  San Diego North County residents over 55 must find ways to stimulate their brains.  Here are some healthy ways to stimulate your brain.

10. Learn new things such as computers, games, dancing, sports, etc.  Ocean Hills Country Club, with its computer club, dance club and many diverse sports is perfectly suited to help.

  1. Give to others, that is, contribute to the neighborhood and society.  There are many opportunities to serve righ hear in Ocean Hills.

(2) Air gap at kitchen-If water comes out of your air gap at the sink when you run the diswasher, it shouldn’t.  Take the hose loose under the sink and clean it out with a close hangar.  Easy to do and a quick and cheap fix.  (3)   Furnace filters-I know the Ocean Hills buyer cannot see this, but might as well get it done up front.  During your physical inspection the buyer will think you keep a well maintained and clean home.  (4) Replace windows that have broken seals and show condensation between the dual panes.
