When looking for a home many potential buyers love a home, but there are just a few things they would change.  Somtimes these things are stumbling blocks to finding that dream home.  Many times buyers over estimate the cost of what desired changes might cost.  A solution would be to schedule an appointment with Pacific Shoreline at the home being considered.  Pacific Shoreline will then come up with an free estimate of what it would cost to change things about the North County property.  The buyer, having all the facts, can mak e an informed decision as to whether to buy the home in question.

At the bottom of a gently sloping hill, right below some special Encinitas ocean view homes, is the spectacular Moonlight Beach and all it has to offer.  It is located near the foot of Encinitas Boulevard, at the west end of “B” Street and 4th. Its sandy beach is great for volleyball.  Facilities there include picnic tables, fire pits,benches, recreational equipment rentals, a snack bar, showers, rest rooms and volleyball courts.  The parking lot for Moonlight Beach sits high above the beach on the bluff.  In addition to parking, it is used for popular car shows such as the annual gathering of Woodies.

One of the changes you will soon see is the Moonlight Beach concession stand will get a total makeover.  Since June and Treggon Owens took over the Moonlight Beach Concession Stand last year good things have been happening.    Treggon said, “We worked with the city to replace everything from the sewer to ceiling fans,” he said. “We bought all new restaurant equipment. We wanted a clean start. I didn’t want to worry about equipment that might break.”  The concession stand is also getting a new menu featuring great items form some of the finest food purveyors in the area: Foster Farms corn dogs, Sadie Rose Artisan Breads, Garden State Bagels,  Block and Barrel Specialty Cheese,  and Tillamook Cheese.  You can get more information on the menu or view the full menu by visiting, www. moonlightsnack.com.  For the kids, snow cones have been added.  The Moonlight Beach Concesson Stand is open a minimum of 10 a.m. to 4 p.m. every day of the year.

The median list price of Escondido real estate this week is $425,000.  There are 668 Escondido homes for sale and the Escondido properties have been on the market for an average of 110 days.  Inventory of Escondido homes and days on the market are both climbing.  These trends imply a weakening in the market of Escondido homes for sale.

Supply and Demand of Escondido Homes

In terms of demand and supply, the Escondido homes market is getting cooler.  There is more homes coming on the market relative to the sales demand for Escondido homes.  In recent weeks, however, prices have been moving up somewhat.  This trend  may be a result of improved quality of the homes being listed.  That is, the Escondido homes being listed may be larger and newer.

This Week in Oceanside

The median list price in Oceanside homes for sale this week is $363,000.  The Oceanside homes inventory and the days on the market are both increasing.  The improving Market Action Index (see graph) implies some increased sales demand may temper the negative trends.

Supply and Demand of Oceanside Homes

Oceanside home sales have been exceeding the new Oceanside homes inventory for the last few weeks.  Because of excess Oceanside home inventory, the prices have not yet stopped going down.  Should the sales trend continue, expect prices to level off soon and potentially to resume their climb from there.  Watch Oceanside home prices as the market transitions from a North County buyer’s market to a North County Seller’s market.

This week prices of Oceanside homes for sale bumped up a bit but the trend of recent weeks was generally in a downward direction.  An increase in demand will be reflected in the Market Action Index.  Watch the chart in future post to try to identify a change in the market.

Carlsbad Homes Prices

Going into July, the median list price of Carlsbad homes for sale was $779,000.  There were 492 Carlsbad homes on the market with an average market time of 96 days.

Carlsbad Homes for Sale Inventory

Carlsbad homes inventory and days on the market are both trending higher.  There has been an improvement in the Market Action Index (see graph) which implies some increased in demand for Carlsbad homes.

Supply and Demand

The Market Action Index has been trending lower for the last several weeks.  Carlsbad homes for sale prices have remained relatively stable.  If the Carlsbad home inventoory continues to grow relative to sales demand, it is likely that we will see a downward pressure on the prices of Carlsbad homes for sale.

San Diego County Homes Foreclosure Comparison 2009 vs 2010

San Diego County Homes Notice of Defaults

The following table shows how many notices of default were sent out in San Diego County by month, 2009 vs 2010.  A notice of default is the official notice the lender gives the San Diego home owner letting them know they may be taking the home back.  After the notice of default, it is 120 days until the bank can officially foreclose.  Looking at the table below you can see that the number of notices of default are down considerably in 2010. 

San Diego County Homes Foreclosures 

San Diego County home foreclosures are the actual number of homes the bank took back through the foreclosure process.  These numbers have increased considerably since 2009.  This basically indicates that the banks have been slow to approve the short sales and have just chosen to take more and more homes back through the foreclosure process.

CA 2010 New Home Tax Credit

The State of California has passed a new home credit for a qualified new principal residence.  San Diego North County buyers must buy from May 1, 2010 through the end of the year. This would apply to almost all new San Diego North County homes for sale. Escondido homes or Encinitas homes constructed by the taxpayer would not qualify since they are not considered purchased.

The new Escondido home, Oceanside home, Encinitas home, or other North County home must be new, but can be attached or detached.  They can also be condos or manufactured homes.  New means it has never been occupied. North County sellers must certify that the San Diego home has never been occupied in order for a taxpayer to receive an allocation of the credit.

You are not eligible if you used the 2009 new home tax credit or if you are under 18.

New home tax credits are limited to the lesser of 5% of the purchase price or $10,000.

The State has set aside $100,000,000 for this new home program, but when the money runs out, so does the program. When buying  North County homes, buyers who qualify for the new home credit may reserve a tax credit pri0r to close of escrow.  To reserve a new North County home tax credit, the buyer must fill out and fax to the state a reservation request which certifies that they have entered into a qualified new home purchase under the credit’s guidelines.  A copy of your signed North County home must be included with the purchase contract.  This credit  is strictly, first come, first serve. If you want to get in on this great opportunity you had better get started.
