Finding Single Story Homes in San Diego North County

With the population base getting older and baby-boomers reaching retirement age, the quest for single story, one level homes increases.  So you would think builders would have realized the trend and would have built a lot of single story homes in San Diego North County.  No, the opposite is true.  In the last 15 years, almost everything North County home builders have produced has been large two story homes.  They try to get the most bang for the buck without actually trying to meet the needs of the San Diego North County home buyers.

Now is the Time to Buy a Carlsbad North County Home

The Carlsbad and San Diego North County housing downturn will reverse itself one day, will you have missed out? While economists and consumers may be uncertain when the bottom will come, there are growing signs that it’s already here or extremely close. The best time to buy a Carlsbad home is now — and here’s why.


It’s hard to tell if the Carlsbad or San Diego North County housing market has reached bottom until prices and sales volume start to rise again. So the best time to buy is when market conditions are indicating the approach of a bottom. To take advantage of near-record low mortgage interest rates and home prices as low as they were a decade ago, home buyers may have to take some risks, such as riding out another short-term dip in property values.

Advice for Carlsbad and San Diego North County buyers: A housing recovery doesn’t proceed in a straight line. The question is, how deep are the dips? San Diego buyers could wait for even better conditions, but the current alignment of falling mortgage interest rates, lower home prices, and wider selection is unlikely to happen again. Prices may go lower, but mortgage interest rates may go higher. If this isn’t the bottom, it’s very close. Act now.

San Diego North County Real Estate Facts – April 2011

Below the photo is a summary of current real estate conditions in San Diego North County.

• The median price for all North County home sales – attached and detached – increased from $358,000 in February 2011 to $393,500 in March 2011.
• Detached homes in North County rose 7.82 percent from $417,500 in February 2011 to $450,165 in March 2011, the largest monthly price increase in the past 12 months. Year-over median single-family detached homes in North San Diego County declined four percent, from $469,000 in March 2010, the second month of year-over declines following an 18-month trend of increases in median price (with the exception of August 2010).
• The number of single family detached North County listings (active and contingent) increased 3.93 percent to 4,626 ending March 2011, the third monthly increase. Year-over listings increased by 14.11 percent from March 2010.
• The number of sold North San Diego County SFD homes jumped 50 percent from February 2011 to March 2011 and increased 4.72 percent year-over from March 2010.
• Median days-on-market for single-family detached North County homes decreased from 69 days in February 2011 to 58 days in March 2011.

Villa Trieste homes are North County homes for Seniors over  55.  Villa Trieste homes are about three miles from the beach but very near to TriCity Hospital, medical offices, and major shopping areas.  Villa Trieste homes are in a gated neighborhood just off Rancho Del Oro and just to the north of Highway 79.

There are a total of 150 Villa Trieste homes consisting of duplexes and condominiums.    These homes were built in 1991-1995, which makes them a little newer that the fabulous senior retirement community of Ocean Hills Country Club homes.  Villa Trieste homes duplexes are around 1762 esf to 1890 esf.  They are 2 br/2 ba.  These duplexes have 2 car garages.   The Villa Trieste typically duplexes range in price from $300k to $400k.The Villa Trieste homes condos are both first floor and second floor units.  The main living area is on the first floor and thes Villa Trieste homes are from 1016 esf to 1400 esf.  They have a single car garage and an extra outside space.  The Villa Trieste condos typically range in price from $200k to $300k.  Home owner association fees are Homeowner fees are currently $250-275 per month and include exterior building maintenance, common area maintenance, a gated community, and pool, spa, and clubhouse.
