Start Your North County Home Buying with a Pre-approval Letter

Before you jump in your North County Realtor’s car to look at La Costa homes listings or other North County homes for sale, you should get a pre-approval letter from your lender of choice.  Gary Harmon has worked with many lenders in the past 20 years and would be glad to refer you to the lenders on his team with Home Services Lending (affiliated with Wells Fargo).  A pre-approval letter makes you attractive to sellers of North County Real Estate.    If you are trying to buy a distressed listing of a North County Home, whether a short sale or bank owned property, the lender involved will insist that a pre-approval letter accompany any offers.  By determining how much you can afford to pay for your North County home before you ever start looking you can save everyone time an save yourself from falling in love with a home out of your price range.

Third, you are going to have to be a fair negotiator.  Gary Harmon can provide listing and sold comps and help you with this phase of the purchase.  Not all sellers are desperate or heading for foreclosure.  Short Sales and Bank Owned properties in the North County real estate market are usually fairly priced and are currently selling for list price and above.

Fourth, if you have to list and sell before you buy you must get your home on the market now.  Most sellers and no lenders are going to be accepting offers based on a contingency of you selling your home.  You should have a plan in place in case you list and sell your home and can’t find your next home immediately.
