This week in our Prudential California Realty office meeting, we had a spokesman from the Carlsbad Educational Foundation.  I was very impressed at the work they do in our community and wanted to share it with you. 

Since 1983, the Carlsbad Educational Foundation has been working hard as an independent non-profit organization with one mission-to raise private support for public school programs in the Carlsbad Unified School District.  In the upcoming school year, the Carlsbad Educational Foundation will be funding nearly half a million dollars towards student programs through the generous support of corporations, foundation grants, special events, and individuals like you!

DID YOU KNOW?

Every dollar you give to the Carlsbad Educational Foundation goes to support local students! Our Kids’ Care and Enrichment Programs generate the revenue to cover our operating expenses so every donation can impact local students.

In addition to funding great programs across the school district, the Foundation operates the Kids’ Care childcare program at each elementary school. This high-quality, onsite, licensed childcare program ensures that working parents have a safe and affordable learning environment for their children throughout the year from 7 am to 6:25 pm.

The Carlsbad Educational Foundation also operates an annual Summer Enrichment Program each June and July—offering more than two dozen half-day enrichment programs designed specifically to inspire and teach students ages 5 to 14 in the areas of science, music, technology, and the arts.

Buying a San Diego North County Homes – Secret One

Get “Pre-Approved” – Not “Pre-Qualified!”

Do you want to get the best San Diego North County home you can for the least amount of money? Then make sure you are in the strongest negotiating position possible. Price is only one element in the negotiations, and not necessarily the most important one. Often other terms, such as the strength of the buyer or the length of escrow, are critical to a San Diego North County home seller.   See tips below photo.

I always recommended that my buyers get “pre-qualified” by a lender. The lender I recommend is Curtis W. Fox of HomeServices Lending.  Curtis works in my Carlsbad office and is extreemly easy to work with.  Gettin pre-qualified means that you spend a few minutes on the phone with Curtis who asks you a few questions. Based on the answers, Curtis pronounces you “pre-ualified” and issues a certificate that you can show to a seller.

Getting pre-qualified is only the first step.  To increase your negoiting position, I suggest you get pre-approved.  This is the way to make the strongest offer today.  This happens AFTER your HomeServices Lender verifies all the information you have provided.  You are actually APPROVED for the loan and the only loose end is the appraisal on the property. This process takes anywhere from a few days to a few weeks depending on your situation. San Diego North County Auto Theft

Today was a beautiful day in Carlsbad, so at lunch I parked my car on a side street near the beach and tried to enjoy a fun walk along the sand.   Problem is, I had left a new laptop in my car trunk and a video camera in my glove box.  I just felt uneasy.  Had I done everything right to protect myself and my car and its valuables against auto theft?  I cut my walk short, decided I could have picked a much better place to park my car, and decided to share with you things I found I could do to protect myself against auto theft.  I want my next strole and your next walk on the beach to be relaxing.

A car is stolen about every 22 seconds across the United States.  Here is San Diego a car is stolen every 38 minutes.  The favorite places for car thieves are malls, near the border or at the beach.  Follow the tips below to reduce your chances of becoming a victim of auto theft.

  • Always lock your car.  Over 50% of all car thefts are on unlocked cars.
  • Take the keys and never leave them in the ignition.  Over 20% of all stolen vechiles have keys left in them.
  • Don’t use a hide-a-key or some how hide your keys in your car.  Thieves known all the good hiding places. 
  • Along with locking the car, roll up the windows.
  • In SanDiego, most cars are stolen at night, so park in the light.
  • Many vehicles are stolen at convenience stores, gas stations, ATM’s etc. when the owner leaves the car running.
  • Don’t leave valuables in plain sight to tempt the thief.   And it is better not to leave valuables in the car at all.  Don’t be like me at the beach.
  • Park and turn your wheels towards the curb so someone cannot tow your car.  Set the brake and leave your car in park.
  • Visible steering wheel locks are very effective.
  • Have a car alarm that makes a loud warning sound.  A sticker on the window is also a help.

All of the above things may not keep your car from being stolen, but it will make it much more unlikely.  Don’t be like me, enjoy your next walk on our great San Diego North County beaches.

San Diego North County Homes – 2011

I remain very optimistic, especially about the housing market in San Diego North County homes, as we start the new year.  The January 2011 Altos Research reports  indicate that homes in most areas of  San Diego North County are selling faster than new inventory is coming on the market.  Escondido homes for sale were the exception.  If this continues, there will be an upward pressure on prices.

There are numerous reasons for this increased optimism in the economy and real estate in general.  See these below the photo.

• Taxes are not going higher, while the bill also includes a payroll tax reduction and immediate and full expensing for business investment. 
• Leading indicators have reaccelerated and manufacturing is expanding at a seven-month-high pace. 
• Initial unemployment claims have significantly broken out to the downside. 
• Credit conditions are improving markedly for both consumer and commercial loans. 
• Real consumer spending is back in expansion mode, having surpassed its 2007 high (ahead of GDP doing the same). 
• Earnings growth remains high and steady, keeping valuations reasonable. 
• Core inflation remains contained. 
• Merger-and-acquisition activity is picking up sharply, especially among technology and energy companies. You can read more about sectors from Brad Sorensen. 
• Long-term yields are up, but short-term rates are low and steady; lending support to the economically important steep yield curve. 
• QE2 is having success boosting asset prices and should offset some of the recent drag on the savings rate while boosting household net worth and confidence. 
• The election cycle greatly favors the pre-election year (2011), with an average annual gain of over 17% for the S&P 500® index and no down years since 1945.
