At the bottom of a gently sloping hill, right below some special Encinitas ocean view homes, is the spectacular Moonlight Beach and all it has to offer.  It is located near the foot of Encinitas Boulevard, at the west end of “B” Street and 4th. Its sandy beach is great for volleyball.  Facilities there include picnic tables, fire pits,benches, recreational equipment rentals, a snack bar, showers, rest rooms and volleyball courts.  The parking lot for Moonlight Beach sits high above the beach on the bluff.  In addition to parking, it is used for popular car shows such as the annual gathering of Woodies.

One of the changes you will soon see is the Moonlight Beach concession stand will get a total makeover.  Since June and Treggon Owens took over the Moonlight Beach Concession Stand last year good things have been happening.    Treggon said, “We worked with the city to replace everything from the sewer to ceiling fans,” he said. “We bought all new restaurant equipment. We wanted a clean start. I didn’t want to worry about equipment that might break.”  The concession stand is also getting a new menu featuring great items form some of the finest food purveyors in the area: Foster Farms corn dogs, Sadie Rose Artisan Breads, Garden State Bagels,  Block and Barrel Specialty Cheese,  and Tillamook Cheese.  You can get more information on the menu or view the full menu by visiting, www. moonlightsnack.com.  For the kids, snow cones have been added.  The Moonlight Beach Concesson Stand is open a minimum of 10 a.m. to 4 p.m. every day of the year.

Lake San Marcos homes, part of the larger San Marcos CA homes area, is one of the safer places you can live in San Diego North County.  The Lake San Marcos homes area has one of the lowest crime rates in San Diego County.  In the Lake San Marcos homes area  there were only three incidents of crime for the entire three months of March-May 2010.  This compares with 784 for the same period outside the Lake San Marcos homes area, but still in zip 92078.

On of the main reasons for the low crime rate in the Lake San Marcos homes area is the Lake San Marcos Security Patrol.  The Patrol is always visible and on the job.  In 2009 for example, the Lake San Marcos Patrol closed 1532 garage doors (one was mine that I had forgotten to shut at night).   They also did 19,204 vacations checks, responded to 102 residents down that needed help, and had 7,948 officer assist/good Samaritans.  119 trespassing calls and 246 suspicious activities calls were responded to.  The Patrol seems to be everywhere all the time in the Lake San Marcos homes area.  And as the great results show, that is a very good thing.  Lake San Marcos Patrol is armed officers and is on vehicle patrol 24/7 for your protection.

San Marcos Homes for Sale Market Conditions & Statistics

This week the median listing price of San Marcos CA homes for sale was $467,000.  There were 310 San Marcos properties on the market with an average market time of 106 days.  The Market Action Index (as seen in the table below) has been trending down while San Marcos homes inventory and days on the market are climbing.

The San Marcos housing market is getting cooler in terms of supply and demand of San Marcos homes for sale.  There is just more supply coming on the market relative to the existing sales demand.  In recent weeks the prices have been moving upward.  This is probably the result of the improved quality of San Marcos CA homes for sale coming on the market.  That is the recent homes to the market are larger and newer.

Vista Homes for Sale Market Conditions & Statistics

This week the median price of a Vista home for sale was $367,000.  Of the six major San Diego North County communities that I specialize in, Vista is the lowest priced at this time.  Demand as measured by the Market Action Index was increasing.  Days on the market are trending downward.  Even as more Vista properties come available, these are positive trends for the Encinitas homes market.  See more info below the table below.Vista Homes Market StatisticsSupply and Demand of Vista Homes for Sale

Vista CA home sales have been exceeding the new inventory for several weeks.  It is still a buyer’s market, but prices seem to be responding by moving upward.  If the demand for Vista homes continue, we can expect Vista home prices to keep marching in an upward direction.

This week saw very little price change from the last few weeks in Vista Ca homes for sale.  However, prices continue to demonstrate a nice up trend in general over the last several weeks.

The median list price of  Encinitas homes  for sale is $1,060,000.  There are 237 Encinitas homes on the market and they have been there for an average market time of 132 days.  As measured by the Market Action Index, demand is increasing as the days on the market trend downward.  Both these are postive trends for the Encinitas housing market.

Encinitas Homes Supply and Demand

The Encinitas housing market has settled in at a relative stasis in Encinitas inventory and sales conditions.  It’s a buyer’s market  that has seen prices trend down.  Expect that consistent up trends in demand will be required before the price of Encinitas homes for sale prices trend up significantly.

The median list price of Escondido real estate this week is $425,000.  There are 668 Escondido homes for sale and the Escondido properties have been on the market for an average of 110 days.  Inventory of Escondido homes and days on the market are both climbing.  These trends imply a weakening in the market of Escondido homes for sale.
