J.D. Power and Associates today announced that the Prudential Real Estate Network ranked “Highest Overall Satisfaction for Home Sellers Among National Full Service Real Estate Firms” in J.D. Power and Associates’ 2010 Home Buyer/Seller Study. This marks the second time in three years that the Network ranked highest in seller satisfaction.

The annual study measures customer satisfaction of home sellers and buyers with major national real estate companies. Overall satisfaction is determined by examining four factors for the home-selling experience: agent (44%); marketing (30%); office (15%); and services (11%). Among home sellers, Prudential Real Estate achieved a score of 760 on a 1,000-point scale and received particularly high ratings from customers in the marketing and agent factors.

PRERS Chairman Jim Mallozzi said the award speaks for the quality and consistency of the Prudential Real Estate Network. “Affiliate to affiliate, our sales professionals are the local-market experts who market and price homes right, while providing attentive service,” Mallozzi said.

Escondido Real Estate Area- Stay Cool

Stay Cool in San Diego North CountyIf you live in the Escondido real estate area or another area of San Diego North County homes, you know that June gloom has turned to July fry.  Here are some common sense ways to stay cooler this summer in San Diego. 

  • Even if you do not feel thirsty, drink more fluids than usual.  During heat emergencies, water is the safest liquid to drink.
  •  Avoid drinks with caffeine or alcohol. They make the heat’s effects on your body even worse.
  • Eat small meals and eat more often. Avoid foods that are high in protein, which increases metabolic heat.
  • Unless directed to do so by a physician, avoid using salt tablets.
  • If you take diuretics, ask your physician about a lower dosage during hot weather.
  • Slow down. Be your most physically active during the coolest part of the day, usually between 4 a.m. and 7 a.m.
  • When engaging in physical activity, pace yourself.
  • Avoid using the oven.  Great time to go out for a good meal.
  •  Air out hot cars before getting into them.
  • Never leave children or pets inside vehicles at any time, even with the windows cracked. 
  • Wear lightweight, loose-fitting, light-colored clothing. Light colors will reflect away some of the sun’s heat.
  • Stay indoors as much as possible. If air conditioning is not being used, stay on the lowest floor.
  • Keep shades down and blinds closed, but windows slightly open.
  • Electric fans do not cool the air, but they do help sweat evaporate, which cools your body.

Neptune Avenue, Encinitas Ocean View Homes

If you are looking at Encinitas ocean view homes, some of the best views will be from the homes right on the west side of Neptune Avenue.  These Encinitas oceanfront homes sit on the cliff right above the beautiful blue Pacific and have panoramic ocean views.   These are truly Encinitas whitewater view homes.  Neptune Avenue is a one way street heading north.  Most of the homes are single family detached ocean view homes, but there are some twin homes, and luxury Encinitas oceanfront condos.  There is a large price difference in the Ocean view homes and the ones on the inland side of Neptune Avenue.

San Diego North County HomesIn the last post, I reviewed with you the sales trends for San Diego County homes over the last few years.  This blog will be more specific and focus on just San Diego North County.

  • The median price for all San Diego North County homes  increased 5.19% in June 2010 to $425,000.
  • The median priced of single family detached San Diego North County homes increased 0.73 percent to $479,975 in June 2010. This was the fifth month of median price increases and the highest median price reported since the summer of 2008.
  • Year-over-year median single family detached homes in San Diego North County increased 15.66% from $415,000 in June 2009. This was the eleventh straight month of year-over price increases.
  • Median days on market for San Diego North County homes was 39 days in June 2010.
  • The number of North County single-family homes sold decreased 9.64 percent last month from 882 to 797. Sold units increased 4.18 percent year-over from June 2009.

San Diego County Home SalesThe San Diego County home sales reflect only transactions that are handled through the San Diego County MLS (Sandicor).  Only a very small percentage of transactions are done without the help of a North County Realtor.  Note that the lowest amount of sales in recent years was in 2007.  There has been a nice increase in San Diego County home sales in 2008 and again in 2009.  First-time home buyers’ tax credits have certainly helped.  The year 2010 only reflects up through May, but the year is not off to a strong start. June, July, and August are seasonally stronger months.
